Happiness Guarantee

At Duval Residential, we believe that property management should be stress-free, transparent, and built on trust. We strive to offer the highest quality service in the industry, and are confident you'll be happy. If you ever feel that we haven’t met your expectations, simply reach out to us. We’re committed to listening, improving, and ensuring your happiness. However, if for any reason you are not completely satisfied with our services and want to cancel with us, you may cancel your management agreement without penalty at any time with 30 days notice.

Conditions: Provide us with a written 30 days notice, so we can wrap up any outstanding service issues and/or invoices, and have time to prepare your file. All outstanding invoices must have been paid.

Leasing Guarantee

We stand by our tenant placement process. That’s why we guarantee that any tenant we place will remain in the property for at least ten (10) months—or we’ll find a replacement at no additional cost to you. We believe you should never have to pay twice for tenant placement, and we’re committed to ensuring a smooth and reliable leasing experience.

Conditions of This Guarantee:

This guarantee applies only to tenants placed directly by Duval Residential. It does not extend to tenants we have inherited or taken over from previous management.
The guarantee does not apply if a tenant must vacate due to military orders or job-related transfers.

Results Guarantee

At Duval Residential, we believe in delivering results before asking for payment. With our Results Guarantee, you pay only after we successfully rent your property to a qualified tenant and collect the first month’s rent—never before.

We handle everything upfront at no cost to you, including:

✔ We thoroughly vet applicants to ensure reliability with our comprehensive Screening.
✔ We take care of all paperwork and lease agreements.
✔ Detailed Move-In Inspections – We document the property’s condition to protect your investment.
